Putting An End To San Diego Foreclosures

By Vernon Young

There are a lot of people who wanted to settle and have a "new" life in San Diego or in any other part of California. Well, it is indeed a good place to start one. We cannot be sure why it could sometimes attract a lot of people to dwell there. Maybe it is because of Hollywood being there, or the plethora of job opportunities, or the weather etc.

In the second quarter of this year alone, San Diego foreclosures amounted up to roughly around 3500. Think about this number. A lot of people are paying more than what their home is worth.

These days, when people purchase a house and they themselves become homeowners, they may have a chance of facing mortgage debts due to San Diego foreclosure. Instead of sleeping soundly in their new house, they will have anxiety of debts to be paid and accounts to be settled. And they may even have the risk of losing the house!

For this reason, there are more and more families who are facing financial troubles. They did not expect this to happen when they decided to buy a house and then get hooked up and struggle to the problems the house had for them. There may be some who think they are lucky to have acquired houses through a California foreclosures but then, the risk is inevitable. There may be a big mess waiting to erupt as the economic situation worsens.

So, in order to get rid of the bad reputation or image these things may put on real estate agents, these agents are now avoiding selling houses out of foreclosures. The economy today is really posing a grave threat and putting people at risk in order to hold a house that will not make it any better.

Real estate agents are using another way to sell a house to homeowners that allows them and homeowners to have a win - win solution that will satisfy them and the homeowners as well. This new way eliminates the stress of dealing with the homeowner to the lender that gives you and the lenders the best chance to stop and avoid San Diego foreclosure or California foreclosures.

This short sale is new way that also eliminates the risk that goes with unsettles debts of house if acquired through foreclosures. It will avoid San Diego foreclosure and other California foreclosures.

San Diego foreclosures in general are just concrete proofs that the economy is not doing very well. But then, real estate companies and creditors do not just let California foreclosures happen because they know that they will also be burdened by this financial woe of the debtor. - 30559

San Diego Foreclosure And San Diego Short Sales Developments

By Sampson Hegewald

A short sale is a term used in the real estate industry to describe the situation in which a lender agrees to sell the home of the property owner (the borrower) at a discounted price that is less then what is owed on the property. In other words, a short sale happens when prevention of foreclosure is wanted and the bank agrees that the owner can sell the mortgaged property at a price less than its mortgage balance. Proceeds from sale then go to the borrower.

People mostly see that by buying on a short sale is like getting a great deal amongst others but this is not always the case. Although purchasing a short sale is often a great way to purchase real estate, many times, due to the real estate market going through a downturn, you can purchase a home and still experience a reduction in value.

There are disadvantages when one wants to go into a short sale. For one, the typical process takes longer because transactions are done directly with the bank and must gain their approval to sell the home. It is a bit complicated as it is not as common as a regular real estate transaction. Also, when a client makes an offer to purchase a real estate short sale they do not have the benefit of getting a quick response like they would from a regular seller.

Getting things approved for a short sale is the exact opposite of what a borrower goes through when they are trying to obtain financing. A seller is required to present to the bank all possible proof that they did every attempt possible to try and make the payments.

Among the areas that have experienced a large increase in home values in the last few years is San Diego in California. As a result, San Diego short sales of homes increased and the real estate market is going through a correction or cooling off phase where we can see home values come down. This can result in the home being worth less than the mortgage balance.

With the rising costs of real estate, San Diego foreclosure sank in. Having this situation in the area created a "short-sale" demand. San Diego foreclosure proceedings usually begin after a borrower has missed three mortgage payments. The lender will record a notice of default against the property, and unless the debt is satisfied, the lender will foreclose on the mortgage and proceed to set up a trustee sale.

Buying directly at a legal foreclosure sale is risky and dangerous. The process has many disadvantages. There is no financing and you need cash and lots of it. The title needs to be checked before the purchase or the buyer could buy a seriously deficient title.

The property's condition is not well known and an interior inspection of the property may not be possible before the sale. In addition, only estate (probate) and foreclosure sales are exempt from some states' disclosure laws. In both cases, the law protects the seller (usually an heir or financial institution) who has recently acquired the property through adverse circumstances and may have little or no direct information about it. - 30559

By Johnny Wallis

In most cases, people who live in Southern California have little to worry about in regards to the weather ruining their car. Of course, there are situations that call for a garage in order to protect the vehicle from any kind of outside damage. Although, these times are very rare, it is a good idea to maintain the garage you have, so you don't end up another person needing a San Diego Garage Door Repair.

Without the garage door, there is little reason to have a garage. Often times, when there is concern relating to high winds and other things of the sort, this is what will give you the protection needed. Simply looking at the door can save a person from a lot of future repairs that would not be necessary if things were checked and not left until the time they break. Usually, it is best to check the tracks of the door, anytime you start to hear sound or beforehand.

In addition to this, you should oil the rollers in the tracks, especially if they are metal. When you oil the tracks, this will help to reduce any kind of friction as well as make sure that the door continues to operate quietly. It also does not hurt to look at the nuts and bolts and make sure that all of them are tight and whenever you find something loose, tighten it.

Sometimes, one of the things that many people forget, is how they should oil the rollers for the door. When these parts are metal, the failure to oil can lead to future problems, which could have been prevented. Tightening the bolts, as well as any nuts, will also work well in the prevention of parts falling apart. All of this is especially important when the door is part of the security for the home.

Homeowners should not try to do their own San Diego Garage Door Repair, due to the complexity of the job. It is always best to have someone that is trained within that area to do it, rather than trying to do the job yourself. - 30559

Tips For Families Regarding San Diego Carpet Cleaning

By Vance Newberry

A busy house includes a lot of dirt here in San Diego carpet cleaning. Sanity doesn't always mix with the amount of sand, clay and dust you can accumulate in a typical week. Keeping your house show quality may not be your goal, but maintaining a healthy lifestyle is a quest for most San Diegans.

Sugar and oils can accumulate in your carpet in a wink of an eye. Even the most careful kids can drop a crumb or drop here and there. In our hectic comings and goings these small things can build up before you know it. And kids aren't the only culprit; there are just as many coffee or tea droplets down there too.

The bigger of the two is oil. Not motor oil per say but the oils of every day life. Body oils from bare feet and your pets' oils from their skin. Cooking also adds to this as fumes can make their way to your carpet. And if you are a candle burner this can find its way to your carpet as well.

So you don't want to let a little dirt slow you or your family down. You can't wrap your kids in bubble wrap but want to keep a clean environment so what do you do? Catching spills as they come is always your best bet but there are simple things you can do to keep your sanity.

Break out the vacuum more often. Simple and easy it is the best way to keep dirt to a minimum. If you have multiple kids who are old enough assign them a day and share the work. By simply vacuuming regularly you can avoid costly calls to the professionals.

Choosing to steam clean may be an obvious choice for you, but watch out for a cycle of dirt. Hot steam seems like a healthy way to get rid of dirt but you are actually trapping dirt. The pressure of the water and dirt hide at the bottle of your carpet and only the top gets clean. Upon drying the dirt reappears and you have to start all over again.

When it's time to call in the professionals do your research. Don't race for the coupons. Many times they do not do the quality service and have hidden charges that jack up prices. You most likely want to use a company that uses products that will not harm pets or children. Always ask for references and check them out yourself. Unfortunately all companies are not reputable, do your research before handing over your credit card.

San Diego carpet cleaning; do not stress about your carpet cleaning needs. Break out the vacuum daily to avoid paying more down the line for unnecessary professional cleaning. We know you care about your family's optimum health and keeping cleaning to a minimum and family time to a maximum. - 30559

Poinsettia Bowl Tickets On Sale for San Diego

By Jack Vance

This Poinsettia Bowl for 2009 is scheduled to kick off on December 23. Created in 1995 by the organizers of the Holiday Bowl, it is expected to feature a team from the Pac-10 and a team from the Mountain West Conference, although the Pac-10 slot is technically considered an at-large bid. In the event that the Pac-10 does not have enough bowl-eligible teams, another team may be extended the invitation. The bowl game, officially named the San Diego County Credit Union Poinsettia Bowl, is played in San Diego and strongly considers military academies for invitation due to the bowl's proximity to several military installations.

TCU has won the bowl twice, and in the short history of the bowl, TCU and Navy are the teams with the most Poinsettia Bowl appearances. Although the first two bowl games were relative blowouts, the two since then have been extremely close games. In 2007, Utah defeated Navy by a mere three points, 35-32. However, the next year, TCU defeated Boise State by an even slimmer margin, winning by a single point, 17-16. TCU had trailed the first three quarters of the game before managing to score a fourth quarter touchdown which put them in the lead for good.

The setting of San Diego for the Poinsettia Bowl makes it natural for fans to want to not only enjoy the game, but the city's great weather and attractions. On December 20, the festivities get under way with two team days, where the at-large team will spend their Team Day at the San Diego Zoo, while the MWC team will enjoy their own team day at Sea World. The next day, coaches and players will race karts at the Mirimar Speed Circuit.

The San Diego Gaslamp Quarter will be the center of attention on December 21, when the marching bands meet for the Poinsettia Bowl March Through the Gaslamp. Both bands will start at either end of Fifth Avenue, and parade until they meet at Market Street and have a battle of the Bands. The AT...T Team Luncheon takes place on December 22, giving fans a chance to join their favorite players in a meal at the USS Midway Museum.

Game day will be alive with pre-game festivities, including the VIP Tailgate Party and Qualcomm Stadium and the Viejas Pre-Game Show. The pre-game show will include bands playing and a balloon parade. Then, the big game kicks off and will be televised nationally on ESPN. However, taking in a college bowl game in San Diego will be a lot of fun for many fans.

The college bowl system has both fans and detractors, with some saying the bowl system doesn't really provide a way to crown a legitimate college football champion. Still others like the fact that so many teams can end their seasons on a winning note. The sponsors and alumni for schools and bowls are divided as well. However, the atmosphere surrounding a college football bowl game is so great that no one can deny it's a great time for the teams and the attending fans. - 30559

Encinitas - The Beach Town That Time Forgot

By Terry Hunefeld

Encinitas is the quintessential Southern California beach town along the Pacific Ocean just north of San Diego. Men's Health magazine called it "Southern California's Last Sleepy Surf Town." You won't find big resort hotels in Encinitas. There are other cute towns and inns along the SoCal coast like the Del Mar Inn and Cardiff Lodge, but Encinitas is special - it's different from other beach towns in San Diego county because it is virtually lost in time - still locked in the 1960s.

Encinitas is home to funky old hotels, the Plant Lady, The Roxy Restaurant (where you can get a glass of rum and an ice cream cone), cute boutiques, romantic bed & breakfasts, a seaside bazaar, eclectic Italian Bistros, Roberto's Taco Shop, romantic Encinitas bed and breakfasts and Swami's Surf Beach - that's why it's been called "San Diego's Surf Town."

Business people and surfers alike line up at Juanita's Taco Shop for lunch. The wide sidewalks along the historic Old Highway U.S. 101 in downtown Encinitas is jam-packed with outdoor restaurants. Tourists and kids can be seen walking around downtown barefoot in swim suits while other are waxing down their surfboards for a session at Moonlight Beach before heading back to their Encinitas Bed & Breakfast or Del Mar Inn near the beach.

Moonlight Beach is one of the finest San Diego beaches and is only a block from downtown Encinitas or an easy walk from the Inn At Moonlight Beach Bed and Breakfast Inn. You will not find a sandier, wider or more perfect beach to try your hand at surfing or body surfing, people-watch, work on reading that novel or simply relax. There is lots of parking, beach-gear rentals, great showers, a super playground and lovely lunch concession with healthy salads as well as burgers.

Ann Dunham is the hostess of the romantic Encinitas B&B (Bed and Breakfast) called the Inn At Moonlight Beach. This lovely boutique inn is far more intimate than a Del Mar B&B or Encinitas hotel. The inn is situated on a hillside overlooking the Pacific Ocean and Moonlight Beach and is often called the San Diego Beach Bed and Breakfast, said to be more romantic than Del Mar Hotels and more lovely than the Carlsbad Bed and Breakfasts.

The Inn At Moonlight Beach has only 4 rooms, each decorated like an Italian seaside hotel. All the rooms have a refrigerator and free wi-fi. There are boogie boards and beach umbrellas waiting for you to hit the beach and ride the waves. What makes this Encinitas bed & breakfast really special is that Ann bakes her own pastries for you each morning. - 30559

Del Mar - Wonderland Of Sunshine On The Pacific Ocean

By Terry Hunefeld

Can you imagine a sun-filled vacation getaway to a quiet, scenic town on the endless Pacific Ocean? This paradise has charming hotels and inns, unbelievable restaurants and absolutely gorgeous beaches. If this sounds good to you, know that those elements are all available in the lovely town of Del Mar, California.

Del Mar is Spanish for "of the sea" or "by the sea", because it is located near the Pacific Ocean and is one of the most beautiful and romantic resort beach towns in the world. It's here you find world-class restaurants, romantic bed and breakfasts, exotic hiking trails, delightful beaches and a world famous horse racing track

Del Mar has been home to celebrities ever since the 1940's when Bing Crosby, Pat O'Brien and Jimmy Durante helped turn the Del Mar Race Track Thoroughbred Club into one of the most beautiful and prestigious organizations in the entire racing world. Lucille Ball and Desi Arnez were regulars at the track in those days, and Burt Bacharach and Angie Dickenson also had residences in Del Mar. Brad Pitt purchased a home here recently - an $18 million dollar beachfront home - so now Brad Pitt sightings are the new sport in town.

Del Mar is a small town, only two square miles. It's located on the Northern San Diego County coast between Torrey Pines State Reserve on the south and Solana Beach on the north. The Population of Del Mar is 4000 to 5000 (depending on who does the counting). Residents live among beautiful canyons and hillsides, other perched on bluffs overlooking the Pacific Ocean, all of them enjoying phenomenal sunsets.

Del Mar is the only location in the world where the Torrey Pine tree grows. The Torrey Pine is the rarest pine tree in the United States. It's highly endangered and protected. There are two populations of native Torrey Pines, one at the Torrey Pines State Reserve and the other in the City of Del Mar.

Each summer Del Mar plays host to the San Diego County Fair at the Del Mar Fairgrounds. The fair originally opened in 1936, the site selected because it was the perfect spot just off the main highways - while still being near the ocean's cooling breezes on hot summer days. Selection of a fair queen - Fairest of the Fair - is still a fail highlight each summer.

It was Bing Crosby who took a leading role to ensure that the now-world-famous Del Mar Race Track became reality. Del Mar Race Track opened in 1937 with newspapers dubbing the track "Bing's Baby." The next year Bing recorded a song that would eventually open each day of the racing season since those early days - Where The Turf Meets the Surf. - 30559

Leucadia - A Beachside Community Lost In Time

By Carlos Hunnefeld

Leucadia is a funky beachside community within the little South California beach town of Encinitas. Once a hippie heaven, remnants of the 1960's are still in evidence throughout this north San Diego community. Here you will find wooden cigar store Indians, tie-dye T-shirts, weird lawn art, cool love beads and surfboard mailboxes.

Settled by English spiritualists in 1870, Leucadia was named after a Greek island. Its streets are named after mythological figures. Not too many years ago Leucadia was primarily agricultural; today, many of the wholesale flower-growing businesses are gone, replaced by homes.

Leucadia is home to Italian restaurants, funky shops, yoga studios, palm readers and cool art galleries. Local hangouts include Pannikin Coffee & Tea, a former 1880s train station much favored by the arts crowd; world-famous Lou's Records housing an enormous collection of new and used CDs and records; and Karina's Taco Shop, home of the best Shrimp Burritos on earth.

Most of Leucadia's residents will tell you that the best thing that ever happened to Leucadia is that nothing ever happened to it; it's beaches are locked in time with the 1960s - true neighborhood surf breaks where many locals have been surfing for decades. Very much off the beaten path, there are three popular spots - Grandview, Beacon's and Stone Steps - that are hidden gems, tucked away at the bottom of steep staircases.

If you want a great work out, try "running the stairs" with the locals at Stone Steps Beach. 99 stairs take you from the bluffs to the beach. All along your workout you have incredible views of the Pacific Ocean while you exercise.

You can learn to surf by taking a class at Beacon's Beach from world-famous Kahuna Bob, a Leucadian celebrity. Dolphins and whales are regularly seen, especially from the "high-bluff" beach entrances at Stone Steps and Beacon's. If you're lucky, you'll see the famous "green flash" as the sun takes its final dip into the vast Pacific Ocean.

Moonlight Beach is a Leucadian treasure - often called "the beach with everything" because it has lifeguard stations all year long, a big new playground for children, multiple spacious parking lots, fire-rings, restrooms with clean showers, beach rentals and a wide sandy beach. - 30559

Selecting A San Diego Carpet Cleaning Service

By Joanne Anderson

In most San Diego households carpet cleaning is a must at least twice a year. Households where there are pets and children often require cleaning more often. There are some steps that can be taken to make sure that the service that one chooses is going to provide the kind of service that is required and make a long term relationship beneficial.

Working with a carpet cleaning service over a long period of time allows an individual the assurance that the team that is providing the service to their household knows the needs of the household. These companies usually bring the products and equipment that is needed for the home because they know ahead of time what will be needed and they are already prepared for heavy traffic areas that may go unmentioned the first time a company is contacted.

In many cases technicians may know of areas that will need extra attention even though the homeowner is unaware of it. This is because of the special training they receive and the fact that they are aware of the unknown high traffic areas of a home such as in front of a bathroom.

The cost of carpet cleaning can vary greatly depending on the type of service that one request. Prior to comparing prices it is important to make a list of all of the requirements for carpet cleaning and request prices from each company based on this list. In this way a quote will not exclude an item that may have been included by another company.

In homes that have high traffic it is very important that the company have the ability to remove stains and provide stain resistant treatments to the carpet. These treatments will relieve the pressure one often experiences when someone is standing on their carpet with a liquid that can severely stain a carpet if spilled.

There are certain locations where flooding occurs almost yearly. By employing a carpet cleaning service that has the equipment to remove water from a carpet as well as clean it one can save the time of trying to find a company that removes water exclusively. In many cases the cleaning service also provides products which will inhibit mold or mildew growth when they clean carpets in areas that are prone to flooding.

If a carpet has been cleaned using a home carpet cleaner there may be a lot of residue and soap in the carpet after cleaning. While this will not show, the carpet will become dirtier faster and may start to feel sticky. When contacting a carpet cleaning service they need this information so that they can bring the proper equipment and products to remove this residue prior to cleaning.

Knowing that there will be a friendly and helpful voice at the end of the phone each time you call a carpet cleaning company makes an individual much more likely to secure the company for long term service. When the representative of the cleaning company can assist when an unknown spill must be cleaned up it develops a trust with the company and is reassuring for the customer who will continue to utilize their services. - 30559
